Sage Partners Represents Mercy in Purchasing 31 Acres

Mercy Northwest Arkansas has acquired 30.89 acres in Springdale west of Interstate 49 where the nonprofit healthcare system plans to build a multi-specialty medical campus.

According to real estate records filed Monday (Sept. 26) at the Washington County Courthouse, Mercy paid $13.6 million (10.11 per SF) for the undeveloped land on North 48th Street, south of Elm Springs Road. The seller was Anders Springdale LLC, which acquired the land in 2003 for $3.2 million. Anders Springdale is controlled by the Anders family of Fayetteville. Mercy said in a statement that it determined the need for a medical campus in this area after a two-year study that looked at population trends, community health outcomes and limits in access to care.

“Mercy leaders are pleased to have acquired a site in Springdale that is easily accessible from two major thoroughfares,” the statement read. “Mercy’s next step is to hold forums where its leaders will share research regarding health care data in the area and ask for community members input. That process will help Mercy leaders make decisions about the size and scope of the facility and what services are offered.”

Under the leadership of president Eric Pianalto, Mercy NWA announced last spring a $247 million investment to expand its services throughout Northwest Arkansas. The most notable aspect of that plan is the construction of a seven-story, 190,000-SF tower west of the existing hospital on Interstate 49 in Rogers. Construction should begin by the end of the year, and the tower is expected to be complete by July 2019. Mercy NWA’s expansion also includes four new clinics in Benton County — two in Bentonville (north and southwest), one in Pea Ridge and another in western Bella Vista.

The land for the North Bentonville clinic was acquired this summer. The property is directly across from a Walmart Neighborhood Market at 1400 N. Walton Blvd.
