Insights from Cushman & Wakefield | Sage Partners’ 2026 Q3 Market Summary
- Northwest Arkansas office fundamentals remained healthy through the third quarter following the delivery of The Visionaries. Vacancy ticked up modestly to 5.9% as the new building came online and older space returned to the market, but conditions remain tight and well below the national average. The region’s corporate headquarters and vendor base continue to anchor occupancy and support that stability.
- The Northwest Arkansas industrial market held steady through the third quarter, with vacancy essentially unchanged at 5.3% and remaining well below the market’s long-term average. Current availability provides tenants with greater flexibility to relocate or expand within the market while also creating opportunities for regional users entering Northwest Arkansas. Trailing 12-month net absorption increased to 1.8 million square feet, more than twice the historical annual pace.
- Northwest Arkansas retail continued to perform well in Q3. Vacancy edged up from 3.5% to 3.9%, but space remains limited in the region’s most sought-after corridors, where population growth and tenant interest continue to support demand. With market asking rents averaging $20.69/SF, the slight rise in vacancy appears to reflect a gradual easing of supply rather than a meaningful change in market conditions.
- The Northwest Arkansas land market remained active in Q3 as population and employment growth continued to support residential, mixed-use, and commercial development. Interest remains strongest in sites with access to major corridors and a clear path to development. The opening of Phase Two of the Springdale Northern Bypass and the Highway 642 connection to XNA marked an important step for the region, giving buyers a better basis for evaluating land along the new routes.
