At a recent symposium in Bentonville, Cushman & Wakefield | Sage Partners reported that 1.9 million SF of warehouse space was added to Northwest Arkansas in 2025, yet the vacancy rate remained a healthy 6.4%.
The industrial warehouse sector — covering buildings for storage, distribution, and industrial use — often doesn’t get the attention of office or multifamily markets. However, with rapid population growth in Benton and Washington counties, demand for this space has remained robust.
Johnny Galloway, Director at Sage Partners, noted:
“It’s a good time to be thinking about the industrial market. It remains really, really strong overall. There’s just a lot of demand as the area continues to grow. The vacancy rate is about 6.4% at the end of last year, and that is slightly up compared to some prior years. That has not been a reflection on demand.”
As Northwest Arkansas continues to expand, industrial and warehouse properties remain a key driver in the region’s commercial real estate landscape.
