NWA 2025 Q4 Market Summary

Insights from Cushman & Wakefield | Sage Partners’ Q4 Report

  • Northwest Arkansas was recognized as the best-performing large metro in the U.S. by the Milken Institute. The region has climbed in the rankings in recent years and reached the top spot due to its thriving labor market supported by several Fortune 500 employers, a growing high-tech sector, and strong economic momentum. As the Milken Institute notes, Northwest Arkansas stood out because of its “thriving labor market anchored by several Fortune 500 companies, along with robust high-tech sector and excellent housing affordability.”
  • With continued population inflow, Arkansas has reinforced its commitment to investing in outdoor quality of life. In 2025, the Arkansas Department of Parks, Heritage, and Tourism unveiled its 2025–2030 Statewide Comprehensive Outdoor Recreation Plan (SCORP), highlighting initiatives such as Trails of Mena, the Oz Trails Bella Vista Bike Park, Delta Heritage Trails, and expanded accessibility through Action Trackchairs. Tourism remains a growing economic driver, supported by 50 million visitors and $9.9B in visitor spending in 2023.
  • Northwest Arkansas secured over $100 million in federal grants in 2025 to drive major infrastructure projects. Key developments include a $24.46 million grant for the Springdale Northern Bypass, the start of the $500 million Highway 112 expansion, and ongoing construction of the I-49 connector to XNA.
  • In January 2025, Walmart began a phased opening of its New Home Office in Bentonville, reinforcing Northwest Arkansas’ position as a national corporate hub. The new workplace represents a long-term investment that supports continued job concentration and attracts complementary development nearby.
  • The Alice L. Walton School of Medicine officially opened in July 2025 and welcomed an inaugural class of 48 students, adding a new pillar to the region’s talent and healthcare infrastructure. As a fully accredited M.D.-granting program, it marks a major step toward building stronger healthcare infrastructure for a growing economy.
  • In 2025, XNA advanced plans for a major west-side terminal expansion, with preliminary estimates exceeding $109 million. The project will expand gates and terminal capacity, supporting more flight options over time and strengthening regional connectivity for business travel, tourism, and residents.
