Major Office Portfolio Acquisition in Northwest Arkansas

A 22-building office portfolio exceeding 405,000 square feet in Rogers’ Pinnacle Hills area and Bentonville has sold for $68 million, at approximately $167.90 per square foot.

NWA Office Holdings LLC, an affiliate of Orion Capital Partners (a Bentonville and Little Rock-based commercial real estate investment firm), acquired the assets, which include the 14-building Pinnacle Park complex in Rogers and the eight-building Bentonville Commerce complex off South Walton Boulevard.

The transaction consolidates full ownership under Orion, following Natural Capital’s (Little Rock) exit from its interest in Pinnacle Park, which it had co-owned with Orion since a $32 million purchase in May 2023. The Bentonville portion was previously acquired by an Orion-led group in December 2022.

The properties, about 92% occupied, feature mid-tier office space in prime locations serving tenants in healthcare, professional services, and Walmart supply-chain-related businesses. No major renovations are planned, with focus on strategic maintenance, leasing, and value growth through below-market rents and stable fundamentals in the strong Northwest Arkansas market.

Simmons Bank provided financing, and Cushman & Wakefield / Sage Partners assisted on the acquisition while continuing property management and leasing.

This deal underscores ongoing confidence in NWA’s commercial real estate sector, driven by regional employer demand and economic growth.
